Should we market the agent or the brokerage?
The agent, in most cases. Clients choose people in this business, and an agent's personal visibility is what converts. Brokerage-level marketing still has a role for recruitment and for overall credibility, but if you are deciding where a limited budget goes, individual agent visibility almost always returns more.
Why do our leads never convert?

Organic social is more mixed: it works when it demonstrates genuine local knowledge and it wastes time when it is listing photos nobody asked for. Four genuinely useful posts a month about a specific area beats daily generic content.
